e3i Engineers was hired directly by a Confidential Financial Services Company as the engineer of record for tenant improvement design and construction administration for this new four-story office building, providing mechanical, lighting, power, fire alarm, and fire protection services.
Working in conjunction with the project team, including the owners, developers, core-shell building design, and the project’s architect and interior designer, e3i served in an Engineering Management Services (EMS) capacity for the tenant during the core-shell design and provided peer review services, energy and system analysis, and served as the tenant’s representative during design meetings.
The office space floor area fully consists of demountable, modular walls. Future planning for the building included designing HVAC, electrical, fire alarm, and fire protection systems that could be rearranged and rebalanced to suit the physical evolution of the floor space over time. Reducing noise transmission in video, photography, and podcasting studio spaces was critical to project success. Specific HVAC equipment, control sequences, and electrical distribution allows for a variety of studio lighting and camera layouts while maintaining sound ratings. The space also includes an open presentation area, coffee and snack cafeteria, multiple MDF and IDF rooms, and modular training rooms with operable partitions.
e3i successfully worked with several entities in order to design and adapt during construction to provide a facility meeting and exceeding client expectations in a timely and cost-effective way.
